How Much Does a New Roof Cost in Scotland?

Thinking of a New Roof?

If you are considering replacing your roof, one of the first questions you are likely to have is: how much does a new roof cost?

Unfortunately, there is no single price that can accurately answer that question. The cost of a roof replacement can vary considerably from one property to another depending on the size and design of the roof, the materials being used, access to the property and the condition of the existing roof. Material prices can also change over time. This means that the cost of replacing a similar roof in the past may not accurately reflect what the same work would cost today.

At Easy Way Roofing, we therefore prefer to inspect the roof and provide an estimate based on the individual property rather than advertise a standard roof replacement price that may not be realistic.

What Affects the Cost of a Roof Replacement?

Several factors can affect the cost of replacing a roof, including:

  • The size of the roof
  • The shape and complexity of the roof
  • Whether slate or tiles are being used
  • The type and cost of the chosen materials
  • Scaffolding and access requirements
  • The condition of the existing roof
  • Any timber repairs required once the old roof covering is removed
  • Chimney and leadwork requirements
  • Skylights and other roof features
  • Removal and disposal of the existing roofing materials

Two properties that appear similar from ground level can therefore have quite different roof replacement costs. For this reason, the most reliable way to find out how much it will cost to replace your roof is to have the roof properly assessed.

How Much Does a Slate Roof Cost?

The cost of a slate roof will depend on considerably more than the number of square metres being covered. You may find estimated slate roof costs per m² online, but these figures cannot take account of all the work involved in replacing the roof on an individual property. The size and complexity of the roof, the type of slate being used, scaffolding, access, chimney work, leadwork and the condition of the roof structure can all affect the final price.

The cost of roofing materials can also fluctuate, making it difficult to provide a standard price that will remain accurate. For these reasons, we assess each property individually before providing an estimate for a new slate roof.

Is a Slate Roof More Expensive Than a Tiled Roof?

Slate and tile are both commonly used for pitched roofs, but the overall cost will depend on the particular property and the materials selected. The choice between slate and tile should not be based on price alone. The existing roof, the style and age of the property and the type of roofing material suitable for the building should also be considered. Easy Way Roofing works with both slate and tile roofing and can advise on the appropriate option when assessing your roof.

Can My Existing Roof Be Repaired Instead of Replaced?

Not every leaking or damaged roof needs to be replaced. Individual problems such as missing or damaged slates or tiles, defective leadwork and some sources of water ingress can often be dealt with through roof repairs. This is particularly important with slate roofs. A problem with part of a slate roof does not automatically mean that the entire roof needs to be replaced. However, there can come a point where a roof has deteriorated more extensively and repeated repairs are no longer the most sensible long-term option.

We can inspect the condition of the roof and advise whether a repair is appropriate or whether a roof replacement should be considered.

Can a Slate Roof Be Repaired?

Yes. Depending on its overall condition and the nature of the problem, a slate roof can often be repaired without replacing the complete roof. Slate roof repairs can include replacing damaged or missing slates and dealing with problems affecting areas such as chimneys and leadwork.

The important consideration is the condition of the roof as a whole. If the problem is isolated, repair may be appropriate. If deterioration is widespread or the roof is reaching the end of its useful life, a more extensive repair or complete replacement may need to be considered. An inspection allows us to establish where the problem is coming from before recommending the work required.

How Much Does a New Flat Roof Cost?

The cost of a new flat roof can vary considerably depending on the size of the roof, the condition of the existing structure and the work required before the new roof covering can be installed. A small flat roof will naturally cost less to replace than a large extension, garage or commercial-sized roof. The condition of the existing roof also matters, as damaged timber or other underlying problems may only become apparent once the old covering is removed.

At Easy Way Roofing, we install and replace flat felt roofs throughout Central Scotland. Where a flat roof is leaking, replacement is not always necessary. If the existing roof can be effectively repaired, we will advise you of this rather than recommending a complete replacement unnecessarily.

For an accurate flat roof replacement cost, the roof needs to be assessed individually so that the size, condition, access and work required can all be taken into account.

What Happens if Problems Are Found After the Old Roof Is Removed?

It is not always possible to see the full condition of a roof structure while the existing roof covering remains in place. Once an old roof has been stripped, previously hidden problems may sometimes become apparent. For example, areas of timber may require attention before the new roof covering can be installed. If additional work becomes necessary, this should be identified and discussed rather than simply covered over by the new roof.

Does Scaffolding Affect the Cost of a New Roof?

Yes. Scaffolding and access requirements form part of the overall cost of many roof replacement projects. The requirements will vary according to the property, the height and design of the building and the access available around it. This is another reason why a standard online roof replacement cost cannot accurately predict the price of replacing every roof.

How Do I Know When My Roof Needs Replaced?

The age of a roof alone does not necessarily determine whether it needs to be replaced. Signs that a roof may require more extensive work can include recurring leaks, widespread deterioration of slates or tiles and a pattern of repairs becoming necessary across different areas of the roof. The decision should ultimately be based on the condition of the individual roof. Where repair remains a sensible option, we can advise accordingly. Where the condition of the roof means that continued repairs are unlikely to provide a satisfactory long-term solution, we can discuss roof replacement.

Do You Offer Stage Payments for New Roofs?

Yes. For larger roofing projects, payments can be made in agreed stages rather than requiring the full cost of the work upfront. This normally includes a deposit, one or more interim payments as the work progresses and the remaining balance on completion. The payment stages are agreed in advance, and payment can be made by bank transfer or card.

Are New Roofs Guaranteed?

Yes. New roofs installed by Easy Way Roofing come with a 10-year guarantee. All work is carried out by our own family-run team without subcontractors.

How Can I Find Out How Much My Roof Will Cost to Replace?

The most reliable way to establish the cost of replacing your roof is to have the property assessed. Easy Way Roofing provides free roof surveys and estimates across Central Scotland. Where appropriate, we can also use our drone as part of the roof survey. We can assess the size and condition of the roof, discuss the roofing materials required and identify factors that may affect the work before providing an estimate.

Whether you are considering a new roof, slate roof replacement, tile roof replacement or are unsure whether your existing roof can still be repaired, contact Easy Way Roofing to arrange a free survey and estimate.
